The Benefits Of Having A Buyer's Agent
In my experience as a Realtor, I find that buyers often do not fully understand how representation works in real estate transactions, and how using a buyer'sagent to help locate and purchase a property benefits them in many ways. While buyers are certainly able to look for homes on their own and contact the listing agents directly, a good way to think of it is this: owners typically hire a listing agent to sell their property and handle the seller side of thetransaction, so why would anyone purchase real estate without their own agent to handle the buyer side?
Here are some services that a good Buyer’s Agent will provide:
-
Set up a custom property search that will provide the buyer with the most current and accurate listing information and automatically update them the second new properties hit the market. This is especially important in competitive markets to give buyers a chance at the best properties.
-
Guide the buyer through every step of the purchase process including: financing, market research, property search, property showings, offers, negotiation, home inspection, after inspection negotiations to obtain repairs or credits from the seller, title insurance, closing and beyond.
-
Negotiate the best price and terms. Negotiation is an acquired skill, and an experienced agent will know exactly what to do to get the desired results, and give the buyer the best chance of winning if there are multiple offers, while also making sure they do not over pay.
-
Make the process of buying smooth and enjoyable and save the buyer time, effort and money.
